And the question arises: what is actually required by law, and what is merely recommended?

How to Get Home Insurance in Portugal

Multi-risk Insurance: Recommended, but Not Mandatory

This is the most widely discussed type of insurance. Multi-risk insurance covers a much broader range of situations than just fire. Depending on the policy, it may include:

  • Water damage (e.g., a burst pipe);
  • Floods and storms;
  • Theft and burglary;
  • Liability (damage your home causes to third parties, such as water seeping into your downstairs neighbor’s unit);
  • Broken windows;
  • Earthquakes;
  • Household contents (furniture, appliances, personal belongings).

Comprehensive insurance is not required by law. However, if you take out a mortgage, the bank will almost certainly require it as a condition for granting the loan. And it makes sense from the bank’s perspective: the property serves as collateral, and the bank wants that collateral to be protected. In this case, the insured amount must cover, at a minimum, the outstanding principal.

 

Life Insurance Linked to a Mortgage

Life insurance is also not required by law, but banks typically require it as a condition for approving a mortgage. This insurance guarantees repayment of the outstanding principal in the event of the borrower’s death or permanent disability.

The goal is to protect both parties at the same time. It protects the bank, which ensures repayment of the loan, and it protects your family, who won’t be left with the debt in the event of a tragedy.

The cost varies significantly depending on age, health status, and the insured amount. Younger, healthier policyholders pay less; older policyholders pay more.
